For Sellers: Research comps, market property, write ad descriptions, make sure listing is distributed to brokerage community, schedule appointments to show the property, show the property by appointment and by holding open houses, qualify potential buyers, negotiate offers, close deals.
For Buyers: Qualify buyers, research properties, make appointments, show apartments, research comps, submit offer, negotiate deal, and close deals.

If someone wanted to go about getting a job similar to yours, what would you recommend for him or her to do?
I would recommend you start by working as an assistant to an established agent and see if you really like the type of work. If you do, then get your license.

Outgoing, social skills, detail oriented, multi-tasking, and organizational skills.
